My 20 point marketing plan for your home

  1. Perform a preliminary market preparation walk-through of your home providing minor cosmetic tips on maximizing its appeal to buyers.
  2. Submit your home to the Multiple Listing Service (MLS), for maximum exposure to over 10,000 Realtors in Greater Vancouver and Fraser Valley.
  3. Add additional exposure through a professional lawn sign.
  4. Put your home on the weekly Realtors tour of homes for instant viewing to all local Realtors (Wednesday or Friday).
  5. Digitally photograph your home inside and out for virtual tour, feature sheets and newspaper advertising.
  6. Advertise your home in every edition of the Real Estate Weekly and Realtylink until it is SOLD.
  7. Extra advertising at specific locations such as Royal Bank and RE/MAX office.
  8. If needed hire Measure Masters to accurately measure your home and create custom floor plan for prospective buyers.
  9. Make contact with all active buyers in my client database to inform them of your home.
  10. Make contact with all the local Realtors via email to alert them to your home (approximately 100 Realtors).
  11. With homeowners permission place an electronic lockbox on your home to maximize showings. Lockboxes are always place out of sight for safety, where possible. Note: Realtors do not have access to your home without making an appointment. We can also be present for showings if a lockbox is not desirable.
  12. Strategically time-delay the first showing to maximize the number of people.
  13. Make your home as easy to show as possible to allow for maximum exposure to the market by means of a quick response to showing requests and the use of a secure computer controlled key lockbox.
  14. Where appropriate, if you wish, hold one highly publicized Open House of your property on a Saturday or Sunday.
  15. Constantly keep you informed of all changes to the market both in prices changes and changes to the money market, feedback from showings, and any changes that need to be made to make your property even more marketable.
  16. Pre-qualify buyers, where possible, by providing them with mortgage services through my mortgage broker.
  17. When an offer comes in notify all interested parties who previously viewed your home. All parties will be encouraged to view your home again in an attempt to create competing offers.
  18. Represent you upon presentation of all offers by co-operating agents and negotiate the best possible price and terms for you. Remember you can take as long as you like to respond to an offer. You choose the dates you want, and most importantly, you choose the sale price.
  19. Handle follow-up and keep you informed after the offer has been accepted, including all closing procedures.
  20. Most importantly...my assistant and I will work full time for you to get your home SOLD.
